What it’s about

Most expensive mistakes are not material mistakes. They are sequencing mistakes.

The new heating system is installed before anyone knew how much heat the house will still need after the renovation — and it is two sizes too big. The windows are airtight before the roof was. The plaster is fresh before the wiring was laid, and gets chiselled open again.

None of these mistakes comes from carelessness. They happen because nobody dares to wait. The guide gives you the order in which to make your decisions — so that each step builds on the previous one instead of tearing it open again.

What it is not: a design or a commitment on costs. Every building has its own fabric. The roadmap tells you in which order to decide — not what will come out of your house in the end.
